The Real Estate Transaction Associate is responsible for supporting the Real Estate team in the advancement of Wawa’s overall real estate strategy. This position oversees the flow of real estate transactions through the selection, approval and opening process.

Principal Duties:

  • Perform transaction management to keep projects and contract due diligence on track so key deliverables and timelines can be met.
  • Provide regular and proactive updates and reporting for all real estate related activity, lease pipeline status including all outstanding issues and resolution progress.
  • Assist Real Estate team by reviewing and confirming completion and accuracy of deal package to ensure key terms are in order for contract drafting to commence.
  • Verify data and coordinate necessary information for monthly real estate committee meeting including site agenda, presentation creation and distribution of documents and meeting minutes to stakeholders.
  • Participate in internal monthly land development meeting for existing sites. Communicate on a regular basis with legal staff on issues such as REA and access agreements, covenants and other documentation required.
  • Responsible for updating and reporting on all real estate milestones effectively tracking and communicating project status and timelines to stakeholders. Track transaction related documents, maintain checklists and distribute to various departments as needed.
  • Develop and manage broker and vendor relationships and maintain lists for preferred vendors and developers. Obtain and maintain NDA’s, SLA’s and other relevant materials from brokers and/or vendors.
  • Serve as a key liaison between the Real Estate, Legal and External teams to ensure smooth and successful process and transaction management in a broad array of purchase, lease and sales transactions leading up to and through acquisition closings and lease commencement.
  • In conjunction with Legal, lead the Critical Date, Title & Survey and Amendment processes to completion for each site. Negotiate specific deal points related to land work or other terms as they arise.
  • Assist with the permit approval process by reviewing documents, understanding the local zoning and building code and compiling and filing permit submission documents through coordination with external partners. Coordinate any checks or bonds required to acquire the final permits.
  • Serve as a member of natural, as well as cross-functional teams, on a regular basis to improve business processes.
  • Other duties as assigned.

Minimum Requirements

  • Minimum of 4 years of relevant experience in Commercial Real Estate required, preferably in multi-unit retail or a large commercial brokerage firm
  • Experience in real estate, legal, finance, property management or lease administration required
  • General understanding of the Commercial Land Development processes preferred
  • Bachelor’s degree in Real Estate or Business Administration preferred
  • Proficient within the Microsoft Office Suite as well as relevant Real Estate platforms such as; TANGO, Lucernex, Tririga, Co-Star, etc. Strong ability to learn other PC applications.
